Head inside this much-loved coastal family home and you’ll find spaces designed for both easy togetherness and quiet moments alone. At the heart of the property, the kitchen and dining space is made for gathering. Well-equipped and sociable, it’s perfect for everything from laid-back breakfasts before the beach to long suppers with bottles of wine lingering on the table long after dessert. The two sitting rooms offer ample space to spread out, whether that’s films and board games with the family or a peaceful corner to curl up with a book while the rest of the house hums around you. Upstairs, you’ll find five restful bedrooms, your very own calm retreat at the end of yet another salt-kissed day by the sea.

Outside

The garden lends itself beautifully to long summer afternoons and easy outside living, while ample off-road parking makes arriving and settling in wonderfully stress-free. Leave your bucket and spades at the door after mornings on the beach, let the dog doze in sunny corners and children spill out onto the lawn after dinner as the evening light softens overhead.

Beyond the gate, coastal village life unfolds at an easy pace. A short walk takes you to the breath taking Brancaster beach or gastro pub, The Ship Inn, while the wider North Norfolk coastline beckons with windswept dunes, endless skies and salty sea air. Alternatively just a step across the road takes you to the local playing field with village store, children's playground, football goals, an all weather sports court for tennis and is marked out for 2 pickleball courts, an outdoor table tennis table (bring your own equipment) and a petanque court with equipment alongside.

Kitchen

The heart of Holmefield House is its spacious and exceptionally well-equipped kitchen and dining area, thoughtfully designed for sociable family gatherings and relaxed entertaining. The large open-plan kitchen flows seamlessly through to the dining room and features French doors opening directly onto the garden, allowing plenty of natural light to fill the space. A substantial central breakfast island with bar stools provides the perfect spot for casual dining, morning coffee or evening drinks, whilst the kitchen itself is fitted with two separate ovens, a ceramic hob, dishwasher, freestanding microwave and a generous pantry for additional storage.

Dining Area

The elegant dining room comfortably seats up to ten guests around a large dining table, making it ideal for celebratory meals and family dinners. Double aspect windows overlook the surrounding gardens, whilst a traditional Welsh dresser and soft table lighting add warmth and character to the room.

Utility Room

Leading off from the kitchen is a practical utility room complete with twin sinks, washing machine, separate tumble dryer and large fridge freezer, offering everything needed for longer stays and larger groups.

Sitting Room

The main sitting room is both spacious and inviting, furnished with generous three and four-seater sofas, an easy chair and a large coffee table/stool. Guests can enjoy cosy evenings beside the feature faux log burner with fireside seating, whilst a Smart TV, books, games and thoughtfully placed lamps create a welcoming atmosphere throughout.

For quieter moments, the office and card room provides an additional retreat, complete with a card table and chairs, double aspect windows and an abundance of books and games housed within an elegant regency-style wall unit.

Snug

A separate snug offers yet another comfortable space for families to gather, featuring two large sofas, two armchairs, a coffee table and children’s seating. Large folding French doors open beautifully onto the garden, creating an airy indoor-outdoor feel during warmer months. The room also benefits from a fitted wall unit with integrated Smart TV, making it the perfect spot for movie nights or relaxing after a day exploring the North Norfolk coast.

Bedrooms and Bathrooms

Holmefield House offers five beautifully presented bedrooms and three bathrooms, providing flexible and comfortable accommodation for families and groups alike. With spacious rooms, tasteful furnishings and lovely garden views throughout, the house has been thoughtfully designed to ensure a relaxing and enjoyable stay.

Bedroom 1: The principal bedroom is a spacious and elegant retreat, furnished with a luxurious super-king bed, bedside cabinets and lamps. Two large windows overlook the gardens, filling the room with natural light and offering peaceful views. The room also benefits from fitted wardrobes, a dressing table with stool and a freestanding Smart TV. A large en-suite bathroom completes the suite, featuring a bath, walk-in shower, WC and hand basin.

Bedroom 2: Another generously sized room with a super-king bed and double aspect windows, creating a bright and airy atmosphere perfect for unwinding after a day exploring the coast.

Bedrooms 3 and 4: Both comfortable twin rooms, ideal for children, friends or additional family members, each offering a calm and relaxing space to retreat to.

Family Bathroom: On the first floor there is a family bathroom with a shower over bath, WC, and wash hand basin.

Bedroom 5: Perfectly suited to younger guests and families, featuring bunk beds along with a cot, making it a practical and welcoming room for those travelling with children.

Family Shower Room: On the ground floor, guests will find a large contemporary wet room featuring a generous triple walk-in shower with both rainfall and handheld attachments, along with a WC, hand basin and heated towel rail. A large window allows for plenty of natural light, creating a bright and modern space.

There is also a separate downstairs cloakroom with WC and basin for additional convenience.
