OutsideStep outside to an enclosed courtyard garden framed by climbing wisteria, soft planting and sun-dappled corners that invite afternoons outdoors. French doors spill open onto the patio creating an effortless flow between indoors and out, perfect for fresh flaky pastries and morning coffee in the sunshine, or alfresco suppers that stretch long into warm Norfolk evenings.
Beyond the gate, Docking offers an authentic slice of North Norfolk village life. Wander to the local pub, stock up on picnic treats from the village shop or simply set off along the quiet country lanes that weave through the surrounding countryside. Just a short drive away, the coastline unfolds with vast sandy beaches at Brancaster and Holkham, windswept dunes at Old Hunstanton and endless skies that seem to stretch on forever. Days here are best spent beach combing, crabbing, dog walking and lingering over long pub lunches before returning home to the quiet comfort of the cottage.

A breakfast bar with seating for two offers the perfect spot for coffee or a light bite before heading out to explore the Norfolk coast.
Sitting Room
A welcoming and comfortable space to relax after a day by the sea, the sitting room features cosy sofas arranged around an open fire, with a complimentary welcome pack of fuel provided during the winter months. Entertainment is taken care of with a Smart television offering Freeview, BBC iPlayer, Netflix and Amazon Prime access (guests will need to log in using their own accounts).
Dining Room
Ideal for family meals and evenings together, the dining room includes a dining table with seating for six guests. Traditional dressers house a selection of board games and children’s games, making this a lovely social space for guests of all ages.

Perfect for those needing a quiet corner to work or unwind, the study is furnished with a desk and chair and benefits from patio doors leading directly out to the enclosed garden, allowing plenty of natural light to flood the room.
