The expansive front lawn is made for garden games, barefoot afternoons and alfresco suppers as the sun begins to dip. A charming summerhouse provides yet another spot to escape to with a good book, while the games room adds a playful touch with table football and darts ready for a little friendly competition. There’s also ample off-road parking, making gathering everyone together wonderfully easy.

Just a few miles away, Snettisham Beach awaits with its peaceful stretch of shingle shoreline, the kind of place ideal for dog walks, skimming stones and watching the sky melt into the sea at sunset. Venture a little further along the coast and you’ll find the much-loved seaside town of Hunstanton, where sandy beaches, traditional fish and chips, family amusements and the Sea Life sanctuary make for easy days out with little ones in tow.

For those craving a quieter pace, head a little further along the coastal path to Old Hunstanton, Holme or Brancaster offering a gentler charm altogether. Think dramatic dunes and long beach grass, peaceful coastal walks and village atmospheres that feels wonderfully untouched.

Entrance Hall & Boot Room

Guests enter through a welcoming side entrance into a generous hallway, ideal for storing coats, boots and outdoor gear after days spent exploring the North Norfolk coast. The adjoining boot room is stocked with a selection of adult and children’s wellies, making it especially convenient for families and countryside walks.

Kitchen & Breakfast Room

At the heart of the home is the large, beautifully equipped kitchen and breakfast room. Designed with sociable living in mind, the space features a breakfast table seating up to six guests, alongside a charming window seat overlooking the garden - the perfect spot for a quiet morning coffee or evening glass of wine. Traditional touches including the AGA, double butler’s sink and spacious layout are complemented by modern conveniences such as a microwave, fridge/freezer and dishwasher, creating an ideal setting for family cooking and entertaining.

Study Area

Leading directly from the kitchen is a lovely study and reading area, complete with a large bench seat, console table and a full-sized piano. This peaceful corner offers a wonderful additional space to relax, read or enjoy music during your stay.

Dining Room

The elegant dining room is a standout feature of the farmhouse, offering a wonderful setting for long family meals and special occasions. With a large dining table seating 12-14 guests, a substantial sideboard and beautiful double-aspect windows overlooking the gardens, the room feels both spacious and inviting. An open fireplace (decorative use only) adds to the room’s traditional farmhouse charm.

Connecting the main living spaces is an inner hallway lined with shelves filled with books and games, creating a cosy and welcoming atmosphere for guests of all ages.

Main Sitting Room

The principal sitting room is an impressive, light-filled space enjoying triple-aspect views across the gardens and French doors opening directly onto the outdoor terrace. Comfortable and elegant furnishings including two large sofas, armchairs, pouffes and a large central coffee table. A feature open fireplace (decorative use only) enhances the room’s character, while the Smart TV provides entertainment for relaxed evenings indoors.

Featuring a wall-to-wall 75-inch Smart TV, DVD player and a large corner sofa, this room is ideal for children and adults alike. The farmhouse also benefits from a practical utility room equipped with an additional double electric oven, ceramic hob, washing machine and tumble dryer - ideal for larger groups and extended stays. The second bedroom is another generously sized king room enjoying triple-aspect windows overlooking the surrounding gardens, filling the space with natural light. We had a great time at the Old Farmhouse. It is a huge place and very well equipped. First time I've used an aga and it was easier than I imagined. The beds are so comfortable and the showers superb. It was good to have two big lounges so no arguments over tv programmes! We ate at the Queen Victoria a couple of times. Good food and good value - especially the "pie night" . Snettisham is a lovely village with lots of attractions in the surrounding areas.
